Customer Expectations for Upcoming Construction Projects

Please note that some of the following sections only apply to specific types of projects. We are providing this information to help set clear expectations and ensure all parties are well-prepared. These details are based on the terms and conditions shared with your quote and invoice.

Rock Holes: In many areas of Austin and its surroundings, rock holes are a common challenge due to the limestone deposits beneath the soil, especially west of I-35, South Austin, and Dripping Springs. When installing fences, we dig to a depth of at least two feet to ensure proper installation. However, encountering rocks requires the use of jackhammers, significantly increasing labor. For this reason, a charge of $15 per rock hole or tree root (over 3 inches in diameter) is applied when encountered.

811 Utility Marking: For any construction project involving digging, we will contact 811 to mark public utilities such as fiber optic cables and gas lines. This service is free and helps protect all parties from utility damage. Please be aware that 811 will send personnel to your property to mark lines by placing small flags and painting the grass. The paint used is temporary and will fade over time. The 811 teams do not work for us directly, and we do not control the exact day or time they arrive. We ask that you treat these workers respectfully, as they are ensuring safety during your project.

Demolition and Excavation: Concerning projects involving demolition please understand that the demolition does not include implied repair or adjustment of demolished structures. Removing a deck, for example, includes the removal of all of the finished structure but the break-out and removal of sub-grade footings or regrading is not implied. The same is true for fence installations and soil removed for new footings will be evenly distributed in the surrounding area as topping. Regarding concrete or other installations installed at or slightly above grade, be aware that the excavation included is for the sub-base installation and not for the concrete itself. If you would like the concrete flushed with the surrounding grade, please ask your project manager. We are happy to line-item the additional excavation and haul off required.

Personal Utilities: Please note that 811 does not mark private utilities such as irrigation systems, septic tanks, propane lines, or landscape lighting. It is your responsibility to clearly mark these systems before work begins. We cannot be held liable for damage to unmarked private utilities. Should we inadvertently damage irrigation lines, repairs can be made for a fee as outlined in your terms and conditions.

Driveway Access: For the duration of our work, we require access to your driveway to operate necessary construction equipment. Some equipment may leave temporary tire marks. While these marks usually fade over time, we will clean them if needed.

Material Deliveries: To ensure you receive the best pricing, we first order materials to warehouses and then have them delivered directly to your property before the project begins. Material delivery to your driveway is a non-negotiable part of the process, as these deliveries require large trucks and specialized equipment. Deliveries are typically scheduled 1–3 days before the project starts. While we will communicate the delivery date, we cannot guarantee a specific delivery time.

Theft Concerns: In our years of experience, theft of materials from job sites has never been an issue. Nonetheless, we understand your concern and assure you that we take reasonable precautions to safeguard materials.

Bathroom Access: As we will be working full-time on your property, we kindly request access to a bathroom. If this is not feasible, please inform us, and we will arrange for a porta potty, which will be invoiced accordingly.

Utilities Access: We require access to electricity and water to operate our power tools. This is standard practice, and we appreciate your cooperation in providing this access.

Contact Persons: Your designated project manager is your main point of contact for any questions or concerns about the project. If necessary, you may also contact our office directly to speak with the owner.

Plan Review: On the first day of your project, please make yourself available to review the plan with both the project manager and foreman before work begins. This ensures that everyone is aligned and the project proceeds smoothly.

Daily Project Checks: The project manager will conduct daily inspections of the work. The foreman will be on-site full-time, overseeing the crew and ensuring progress. Any changes to the project must go through the project manager.

Payment: Payment is due upon completion of the project. If you provide a check directly to the project manager or foreman at the end of the project, we will offer a $100 discount on projects over $2,500.

Repairs and Warranty: We stand by the quality of our work. While minor defects can sometimes arise after completion, we are committed to addressing them promptly. Our reputation is built on ensuring customer satisfaction, and we are here to resolve any concerns, even after final payment.

Permitting and Compliance
At Build It ATX, we strive to ensure all our projects are built according to the guidelines provided by the International Residential Code (IRC) for residential projects. We diligently follow standards set by reputable organizations, including the ASTM, AIC, and AISC, ensuring our work aligns with the highest industry standards. However, we are not responsible for managing or obtaining permits or for ensuring compliance with local rules, regulations, ordinances, or Homeowners Association (HOA) bylaws.

Within the city of Austin and surrounding areas, there are numerous jurisdictions, HOAs, and territories, each with its own set of rules and regulations. It is the sole responsibility of the customer to ensure that their project complies with all local requirements before work begins. While we are committed to building safe and code-compliant structures, we do not take responsibility for obtaining permission to build in any specific location.

If a project is halted due to failure to secure proper permits or permissions, deposits are non-refundable, and any materials will remain vested in our possession until we are authorized to continue. In the event of project cancellation due to regulatory issues, we reserve the right to collect any unused materials, and we are not liable for restoring the environment to its original condition if any demolition or modification has occurred.

We also disclaim responsibility for additional costs or change orders required to comply with local regulations. We highly recommend that customers hire experienced permit expediters in the Austin area or handle the permitting process themselves. In some cases, we may be able to assist with permits, with management fees starting at a minimum of $1500.
